Sells Subject to the Property Owners Association Rules.
The Tahlequah Abstract & Title Company Shall Be the Escrow and Closing Agent.
Successful Buyer Shall Pay $300 Closing Fee.
10% Buyers Premium Applies.  10% Will Be Added to the Amount of the High Bid to Establish the Final Contract Price.

FLINTRIDGE LOTS INFORMATION:

(A)  We will be selling ALL 34 LOTS TOGETHER.  You will buy it ALL, it will not be offered in individual lots.  If you are just interested in buying an individual Lot, contact the new Owner!

(B)  The Lots will be sold by legal description according to the survey on file at the County Courthouse.  The Seller inherited these Lots from his Father – neither the Seller nor the Auctioneers have any knowledge whatsoever regarding the boundary lines or corners of ANY of the Lots being sold.

(C)  The Seller owns Two Water Taps and will transfer ownership of them to the Purchaser at no additional cost.  Cherokee County Water District #13.

(D)  The Mobile Home sits on Lot 128.  There is $50 Per Month POA Dues on that lot.

(E)  The Common Lots are not selling – they will be deeded to the POA.

(F)  The Seller currently pays the POA $510 per month for lawn maintenance.  The Purchaser shall make any future arrangements/agreements with the POA.

(G)  The Septic System is owned by the POA.  POA maintains the roads, septic system and lots.

(H)  They never found the septic or water lines on Lot 37???

(I)  I originally advertised that there were 35 Lots?  Lot #62 should not have been included, it is a common lot that will be deeded to the POA.  We are selling 34 LOTS!
