Non-Refundable $5,000.00 Due at the time of Auction, cash or personal check accepted, to be placed in Escrow with FirsTitle, balance due by electronic transfer at closing.
If the winning Bidder fails to close for any reason they shall forfeit the $5,000.00 Escrow Deposit to the Sellers & Auctioneers and the property will be offered to the second highest Bidder for the balance due.
Live On-Site Bidders will not be charged a Buyer’s Premium.
Online Simulcast Bidders shall be charged a 5% Buyer’s Premium to cover the Online Expense. The 5% will be added to the amount of the high bid to determine their final purchase price.
Seller to provide abstracts to date and title insurance commitment showing marketable title according to the title standards of the Oklahoma Bar Association, warranty deed and documentary stamps.
FirsTitle Abstract & Title Company, Vinita, OK shall be the escrow and closing agent. Buyer responsible for $400.00 closing fee to the title company.
